Overview:
You can build a Smart Filter that targets the people who attended an open home, or who enquired on a listing, using the activity your CRM sends to iRealty. That lets you follow up the people who have already put their hand up for a property: send a thank-you after the open home, share a price update or auction reminder with everyone who enquired, or reach enquirers who never made it to an inspection.
This article explains which CRMs support this, how to build the filter, and a few ready-to-use examples.
Which CRMs Support This:
Currently, only Reapit (Agentbox) has this feature, but are working on expanding to others
How Quickly the Data Arrives:
Open home attendance and property enquiries are pulled from your CRM every hour, not once a day with the rest of your contact data. Once attendance has been recorded in your CRM, it's usually ready to use in iRealty within the hour, so you can follow up a Saturday open home the same afternoon.
How to Build the Smart Filter:
Select Subscribers on the Dashboard.
Select Filters, then Create Smart Filter.
Switch to Advanced Filters.
Add a Subscriber Status condition set to Current, so you only reach people who can receive your emails.
Add a condition from the CRM Data Filters category and choose either Inspection Attendance or Property Enquiries.
Set the three parts of the condition (explained below): the operator, which properties, and when.
Select Test Filter to check how many subscribers match.
Select Save Filter and give it a clear name, such as 12 Smith St – Open Home Attendees.
The Three Parts of the Condition:
Operator — choose has attended or has not attended for Inspection Attendance, or has enquired or has not enquired for Property Enquiries.
Which properties — choose the properties featured in this campaign, or pick a specific list of properties.
When — choose all time, after a date, before a date, or between two dates.
Tip: Choosing "the properties featured in this campaign" makes the filter reusable. Save it once, and each time you send a campaign, it will target the people who attended or enquired on whichever properties are in that email.
Example Filters:
Thank Everyone Who Attended the Open Home:
Subscriber Status is Current
And Inspection Attendance has attended [your property], after [the open home date]
Use this for a same-day thank-you, extra property information, or the contract and building report.
Update Everyone Who Enquired:
Subscriber Status is Current
And Property Enquiries has enquired [your property], all time
Use this for price changes, new open home times, auction reminders or a "just sold" announcement.
Enquired but Didn't Come to the Open Home:
Subscriber Status is Current
And Property Enquiries has enquired [your property]
And Inspection Attendance has not attended [your property]
Use this to invite interested buyers to the next inspection or offer a private viewing.
Recent Open Home Attendees Across Your Listings:
Subscriber Status is Current
And Inspection Attendance has attended [pick your current listings], after [a date 30 days ago]
Use this to send active buyers your new listings before they hit the portals.
Combining Conditions: And vs Or:
And — a subscriber must match every condition. For example, "has enquired" And "has not attended" only includes people who did both.
Or — a subscriber only needs to match one condition. For example, "has attended" Or "has enquired" includes anyone who did either.

Targeting Enquiries Made Through iRealty:
Inspection Attendance and Property Enquiries only include activity your CRM has recorded. Enquiries people make directly from your iRealty emails, landing pages or calls to action are tracked separately, under the Interactions category in Advanced Filters. Look for conditions such as Single Property Lead or Property Enquiry.
If you want everyone who has shown interest in a property, combine both with Or: the CRM enquiry condition Or the iRealty lead condition.
Note: Interactions conditions only count campaigns sent to more than five recipients. Engagement on test sends and very small sends won't appear in these filters.
Why Isn't Someone Showing Up?
They weren't recorded in your CRM — the filter can only see attendance and enquiries your CRM has saved against that contact and property.
It's been less than an hour — give the hourly sync time to run, then test the filter again.
They're not a current subscriber — unsubscribed contacts, or contacts not yet synced into iRealty, won't be included.
The date range is too narrow — check the "When" setting covers the open home or enquiry date.
Your CRM doesn't send this data — check the table in Which CRMs Support This above.
